0:00You can make thousands of dollars a month doing this strategy. There's people in our community doing it right now. Come to the classroom, you would check it out. There's people making money with this strategy, but most people freak out on it. Why? Because they're too scared to do some basic things. Now, let's talk about it. I think you can do it. Anyone can do this.
0:16Listen, you can do this. Anyone can do this. If your goal is to hit $10,000 a month to escape that job that you hate, it's totally totally viable. So, the rent roll, let's talk about how to actually make money here. What is the machine that we are building? If you've been on this channel before, microsites. Rank and rent microsites. How does it work, right? You get a website to rank, you get a tracked number so you can track every stinking call, and you get calls every week. Listen, if you build a website properly, which we talk about like endlessly on this channel, and you
0:48get calls in, you can sell those calls. It's that simple. So, let's stick with that, right? And here's the money pipe. The site ranks, the phone rings, businesses close the job, and guess what? They pay you rent. And it is a rental property without the tenants trashing it. So, a physical rental has all these downsides, but a ranked local digital asset, you build it with mostly your time and skill. That's the cool part. You don't have to spend a bucket load to make these websites. The biggest cost is the hosting cost at this point.
1:18Uh rather, the domain cost. Buying the domain originally. The hosting isn't too bad. Um no property, no repairs, pure lead flow, and the position keeps producing calls typically. So, once you rank a website, usually, that thing's on autopilot, man. I mean, I I have a website I built over a year ago, and that thing is just it's crushing. It's still crushing. Now, here's a rent roll. This is an example.
1:39This is four different niches. Now, I don't recommend four niches, but let's say you had charlottetreeremoval.com because we always go after EMDs, exact match domains, because Google rewards them. People in the comments always freak out. EMDs are a thing of the past. No, they're not. They work right now. So, charlottetreeremoval.com, let's pretend, and our tenant is a real company, quote unquote, real company that will service the work. I call them real companies, whoever is servicing the work, I'll call a real company, right?
2:06Going out there to the client. So, Mike's Tree Service can rent, you know, your stack of websites for 2,000. These guys rent da da da da da. I don't recommend spreading yourself that thin. Maybe when you're starting out for different niches, but eventually you want to become the master of one or two niches because when you produce for, you know, a business and they're stoked and they go to a conference and they tell all their buddies about this weird new strategy that this guy is just sending them leads, they're going to tell their friends and you want to be able to help them. So,
2:33ranking is the easy half. Getting paid is where most people quit and that's a problem, right? Because it is fairly easy to rank these websites. When you do it, it's kind of like magic. It's like, what? It's that easy, really? And in the academy, the community, we have the whole system for you. So, let's talk about what we're going to do with it.
2:51So, rent only two niches that you can afford you, right? Rent only two niches such as roofers, foundation repair, water damage, tree removal. What are the commonalities of these different niches? High ticket, man. It's high ticket and usually it's a one and done. Think about it. You go to hire a tree removal or if you have water damage, foundation repair, roofer, how many times do you get a roof in your life for your house?
3:15You know, your house needs a roof every 20 25 years, right? How many times are you going to get that tree removed in the backyard? Well, trees take a long time to grow. Find niches that it's like, man, you might do it one or two or three times in your life and there's a reason for that we can talk about later. So, let's keep it rolling.
3:33So, one job before lunch pays the whole month. Think about this, right? So, if you charge someone rent $2,000 a month and they get, say, 12 calls that month and they have four jobs closed, well, man, they just made that company made $11,000, let's say. It's a very, very easy pitch when you propose it that way. And it gets better. There's three distinct ways to do this, right? There's three distinct ways to sell these leads.
4:00I like one of them more than the rest, we'll talk about. So, but we're not there yet. So, rent to the hungry operator. So, who is the hungry operator? He's not the biggest name. So, I want someone who answers the phone fast, has room to grow, they pay, and they stay. Who does that look like, right? We'll talk about where to find them. But, it doesn't look like the top dog with all the Google reviews. I want to sell these websites to someone who's hungry because if he has this weird new method of making money and he couldn't figure out Google previously, right?
4:28He's going to stick with you because he doesn't have that many options because he didn't figure out the other game. So, where to find them? Local trade groups, guys already running ads because if someone's running ads, you know, they're sucking wind organically, page two of Google, referrals from your last tenant. Now, check this out. A lot of people have a hard time with niche selection. I want to keep talking about how to get paid, but I want to show you this because a lot of people have never even seen this.
4:56I just want to show you, right? Just pay attention. So, mainline sewer repair Salisbury, Maryland. Do you see this? So, if someone has It sucks, but if their sewer line gets busted, coming into their house, going out of their house, I've seen it happen before, it's crazy. It's a big money job, right? You can see there is no map pack here. There just isn't.
5:19Okay, so we've identified a no map pack niche. Why? Because we found a sub niche within a niche. This is plumbing. This would be considered plumbing. A generalist plumber website might have this, but we go after specific terms. And in the wild, right here in front of us, do you see this? I'm going to scroll in. Sewer line repair Salisbury. So, we have sewer line repair Salisbury.com.
5:40This is not my website, right? And I don't think it's someone in the community because it looks like an older website. This is a rank and rent website. Do you feel me? This is ranking number two for that and it looks pretty darn good. This is what it looks like. I'm I mean I'm I can't guarantee you this is but look it says edit with lovable bottom right. Do you see this? Edit with lovable. So this is an AI website. I don't know whose this is but I'm just showing you for an example. There's so much opportunity out there and how you
6:09can find a good niche is this tool right here, tool.rankexpand.com and it's available in the community but we're kind of getting off track. We need to talk about the money, right? Let's rent to hungry operators. So coming back to the concept of what we just found with this website, do you think there's someone here that we could call? Maybe these people right here. They have 38 five star reviews. Let's pretend this was our rank and rent website and look, I'll zoom in one more time. In their title or meta description, they have like a dummy number. Yet they still rank. I'm telling you rank and rent is
6:41like easy mode compared to regular SEO. Do you see what I'm saying? Let's pretend this was ours and it's producing leads. What we could do is identify someone a hungry operator. But let's keep it rolling. So if you want to approach that guy, this is what I'll do. Lead with the calls. So you built the website because that's the easy part, I think. Um don't lead with the sales pitch. Never be a sales pitchy type of person. You say hey Mike, I run this site sitting at the top of Google for whatever service you do.
7:08It's pulling about 12 calls a month from people who need a tree gone or whatever service. Do you want them? The first week is on me so you can hear the phone ring before you pay a dial. a dollar. And they love that. Like who's not going to take free leads? Now there's four ways to rent these and this is where it gets fun and I'm curious what your favorite method is. So off the bat per lead, you can sell per lead say 100 to 150 bucks. Now this is probably probably my least favorite way to sell micro site leads because you're not aligned with
7:39the business. Think about it. So if I sell you a lead and you're a roofer, and I send you a lead and it's Mrs. Jones or Mr. Jones, and they didn't end up buying a roof. They were a good lead, but they didn't buy. Well, you're out money. And if that happens a few times, you're not feeling good about our relationship. I don't like that. Revenue share's better, right? 5 to 10%. There's more money for me to make as the person with the microsites.
8:02And I get a cut of every job. Now, it's cool for the contractor I'm sending leads to because they only send me money when they make money. Now, we're both aligned. We're both going in the same direction. There's no skin off their back if, you know, I send them a lead that sucks. Now, we can also do these as a flat fee bundle. You can sell 10 microsites or five microsites. We just talked to someone. I was talking to a Blair in the community.
8:25He's doing this right now. He does it to kind of be a retention piece for his SEO agency, but he also does it as a money maker. And he says, "Hey, look, I'll I'll build you five microsites. You get every single lead that comes off them, right? Every single lead, but you have to pay us a thousand bucks a month or whatever it is." It's really good for cash flow. People starting out, if you can get this one, think about it. If you get a thousand dollars a month off of a bundle of these, and they prepay you, and you say, "Look, you'll get them all
8:50all the leads for every month for a year. You have to pay me X amount." You can get this whole idea paid for from from that concept. And then the prime cut. This one's harder, but you can become very, very powerful. You become the qualifier. So, you close the call there yourself, and then you hand the job to a contractor. It's the most work, but the most powerful. So, think of a lead coming in for I don't know, a a a home repair. And you work that lead and actually go out to the job site, and you say, "Hey, Mr.
9:18Jones, my name's Jesse. Um I have relationships with contractors throughout the area. Um I'm going to I'm going to be here the whole time during this job during this process, but I'm going to hook you up with the best person who who's going to do the work." And then you can get even higher than, you know, 5 to 10%. Now, let's go over this quickly cuz I think it's a good visualization. Bill a flat fee for every lead call comes in, you count it as qualified, so you have to determine if it's qualified or not. That's up to you as the microsite owner. Did it count as
9:46qualified? Did it not count as qualified? Then you have an argument with the contractor. It kind of sucks. And then, you know, 12 qualified leads * 100 125 $1,500 that month. Maybe you get five leads. Maybe you get 100 leads, right? It can scale up and down. Simple to sell, hard to track. Not my favorite. And then, if you do the revenue share, you take a slice of every job. If you had, let's say, a $2,800 tree job at 8%, you can make $224.
10:17Or if you have a $9,000 roof at 8%, you can make $720. You can make thousands of dollars off of one lead if you do revenue share with microsites. It's beautiful. The biggest upside, if you have the trust, I like it a lot. And then, you can rent the whole bundle for one flat fee. This is what it would look like. You have all these different and each box would be a separate website. One monthly invoice.
10:41Very, very nice. And I've talked about this right here, the video before this called the layer layered cake SEO method. You got to check that one out. It's good. The cash flow machine that funds everything. God, I love it. If you can If you can pull that off for one of your first ones, do it. It's It's amazing for the contractor, amazing for you, very good on cash flow.
11:00Uh and the fourth way, answer, close, and hand off the job. Become the qualifier. This one's cool because you start to build a real business. This is like being a prime contractor. Very, very, very powerful. Call comes to you, you qualify and you close, you hand it to the contractor. Prime contractor cut. Very nice. Now, this is really good to realize when you're doing this, right?
11:19So, charge for what the calls are worth. So many times, so in the community, the Rank Expander Academy, which I can show you later, people they sell amazing jobs for SEO packages or microsites, but you're undercutting yourself because you're not putting yourself in the contractor's shoes. What could a job be worth to Mike who's selling something big? It could be, you know, 11,000 bucks. What you charge is 2,000 bucks. If you can align yourself with the contractor, it becomes very easy to sell these things. So, make the first yes impossible to refuse. So, week one, you give them free calls. No
11:56card, no credit card, let the phone ring. Just let it ring. Send all the leads to him. Why not? What do you have to lose? You spent like $10,000 to set up the microsite. One microsite costs like nothing nowadays to build. Very, very easy. Weeks two to four, paper lead. He pays only for real calls. Month two, flat rent. So, what can happen here is they get frustrated in this point because you're doing flat fee, and then you can say, "Look, look Bob, or whatever his name is."
12:22You can just say "You can have all the microsites. I have five of them. They're They're pulling in leads. I don't want to do this one-sy, two-sy thing with these these leads anymore. Just take them for $1,500 a month. You can get them all. Like, I don't want to reconcile every month." Right? So, some reasons why tenants cancel your contractors and how to lock them in. You have to send them the receipts, right? Be his best job source.
12:45So, when your leads are his highest quality work and not tire kickers, canceling stops being something he would ever consider. Um and raise the switching cost. So, your track number ends up on his trucks, his shirts, his reviews. And I've seen this happen. This is where it gets crazy because if you find somebody whose business isn't the strongest, but they do good work and they're good people, and you start sending them a crazy amount of leads, right? You can kind of become folded into their business. Now, when you join the academy, I just want to show you, you have two modules, the

You'll just You'll come down here and you start reading, and you start communicating with people Like, "How are you doing that?" You'll start watching the modules and it's all going to make sense, right? But, coming back here, this is what's cool. The rent goes up, not down. So, as the site ranks harder and the call volume climbs, the rent climbs with it. Think about it. If your If your microsite is only producing, you know, a lead a week or a
13:46lead a month, but it starts to rank better and better and you have a bundle of them, it's just more money for you. Month 1 2 3 4, you get the point, right? You own the land. This is what's beautiful. This is why they cannot cut you out. If you've ever done SEO or agency work, you know it gets to be to be pretty darn difficult at times and you can just get chopped, right? If you're an employee, you can just get chopped, fired, see you later. But, with this strategy, you own the website, you own the land and they
14:15just rent. They're just renting. They're renting from you. I like building things for myself. I like sellable assets. Do you think if you had a bundle of these 50 websites that were producing consistent leads in a particular niche in a particular area that they'd be valuable? Do you think you could sell them? Absolutely. So, you own it. It's in your name, the domain and the website, the rankings and the position, the tracked phone numbers, everything. And they just get the benefits of it while they're paying.
14:44So, one asset is a side gig, but 20 is a business, right? So, I always advocate people, even if you're a business owner, you're not techy, most business owners have one website and they stick with one website forever. And that's cool. That can be your money website and send all the reviews there. But, people, in my opinion, should start building microsites around suburbs, expanding their geographic reach. It just makes sense nowadays because we have AI to do it so affordably. And when you join the academy, you have access to the one-click builder. This builds out these microsites, right? This will spit out a file that you can take to any of your favorite builders, Codex, Claude, whatever, right? Give it to it and the
